Surge in demand for rental homes Tenant demand for rental properties is on the increase on the South Coast, according to the latest research by Countrywide, the UK’s largest lettings agent and property services Group. A record 48,332 new tenants across the UK registered for rental accommodation in the first three months of the year, according to Countrywide. Countrywide Residential Lettings took part in the UK-wide research which revealed applicants in the first three months of 2010 rose by 48 percent with March seeing the single largest number of new tenant registrations since Countrywide records began . Countrywide’s lettings division surveyed its UK network of more than 200 branches to track key market trends, which help more than 50,000 landlords and tenants every year. The findings of the survey also

revealed that there is now an average of 4.9 tenants vying for every property compared to 2.9 tenants in January 2010, which is having a significant impact on the housing market and the

property register of letting agents as demand outstrips supply. Rising demand and the lack of supply has led to an increase in rental prices with the UK average

monthly rate up 2.5 percent to £683 per calendar month. Properties are being snapped up much more quickly, with a property on an agent’s books for an average of 17 days before they are occupied – a fall of three days since Q4 2009. Countrywide is reporting an increase in demand for properties along the whole of the South Coast. Leon Betchley, Regional Director said: “We are seeing a growing demand from tenants across the area, which is seeing properties being snapped up. “Demand for rental properties has rocketed over the last few months and the shortage of properties is pushing up demand across the country. “Homeowners looking to let out their property should contact their local Countrywide Residential Lettings office to discuss what options are available.”

short period of time with my father, Peter, at St Catherine’s before he died on 27th March 2008, 17 days before I ran my 2008 marathon for another charity. “Whilst he was there, he told me that when he got back home he would start fundraising for them – I don’t know what he had planned! “But he never did return home and so I took the mantle as my own. “I am grateful to Leaders and everyone who has so generously supported me in giving something back to St Catherine’s.”

Mortgage growth fuels confidence

Local mortgage consultant Gemma Rice of estate agent Fox and Sons in Horsham, is urging those looking to move home or buy a property for the first time in 2010 not to be put off by the belief they won’t get a mortgage. According to Fox and Sons, part of the Sequence national network of estate agents, the number of mortgage products on the market has increased substantially so now is a great to time to discuss your buying options. Figures from leading mortgage technology provider Mortgage Brain show the number of mortgages available had gone up by just over 50 per cent by the end of the first quarter of 2010 when compared to the previous year. Mark Lofthouse, CEO for Mortgage Brain, which analyses mortgage product availability, explains: “Although the number of mortgage products available has fluctuated, there has been an upward trend in the market so that there are now over 1,500 more products on the market from lenders than this time last year. “Indeed, mortgage product numbers have increased in nine out of the last ten months.” “This is great news for anyone looking to move this year” says Gemma Rice. “Getting a mortgage has clearly been a major stumbling block for buyers over the last couple of years as lenders previously reduced the number of mortgages they offered and increased their loan-to-values. “Whilst mortgage providers still require at least 10 per cent deposit on a property, the number of products available has increased so buyers have more options when it comes to getting their dream home.” Fox and Sons has seen increased confidence in the local housing market in and around Horsham since the start of 2010.
