THE FOLLOWING NOTES SHALL APPLY THROUGHOUT. EXCEPTIONS ARE SPECIFICALLY NOTED ON
DRAWINGS.
1. THE CONTRACTOR SHALL FIELD VERIFY ALL DIMENSIONS AND CONDITIONS OF THE SITE AND
BUILDING.
2. THE CONTRACTOR SHALL, UNLESS OTHERWISE PROVIDED IN THE CONTRACT DOCUMENTS, SECURE
AND PAY FOR REQUIRED INSPECTIONS, PERMIT(S), FEES, LICENSE AND INSPECTIONS NECESSARY
FOR THE PROPER EXECUTION OF THE WORK.
3. APPLICATION FOR CONSTRUCTION PERMITS SHALL BE PROCESSED THRU THE BUILDING CODE
COMPLIANCE DIVISION OF THE AUTHORITY.
4. COORDINATION OF WORK UNDER THIS CONTRACT SHALL BE MAINTAINED TO ENSURE THE QUALITY
AND TIMELY COMPLETION OF THE WORK/PROJECT.
5. THE CONTRACTOR SHALL PERFORM CUTTING AND PATCHING REQUIRED TO COMPLETE THE WORK
OR TO MAKE ITS PARTS FIT TOGETHER PROPERLY WITHOUT COMPROMISING THE QUALITY OF THE
WORK.
6. THE CONTRACTOR SHALL BE RESPONSIBLE FOR ADEQUATELY BRACING AND PROTECTING WORK
DURING CONSTRUCTION AGAINST DAMAGE, BREAKAGE, COLLAPSE, DISTORTIONS, AND OFF
ALIGNMENTS ACCORDING TO CODES AND STANDARDS OF GOOD PRACTICE.
7. THE TERM "FINISH FLOOR" SHALL MEAN THE NORMAL FINISHED SURFACE OF THE FLOOR LEVEL.
ELEVATIONS GIVEN FOR EXISTING BUILDINGS ARE TO FINISHED FLOOR. THE CONTRACTOR SHALL
FIELD VERIFY ELEVATIONS FOR EXISTING STRUCTURES PRIOR TO THE COMMENCEMENT OF WORK.
8. THE CONTRACTOR SHALL CORRECT ANY VARIATIONS IN FLOOR ELEVATIONS CREATED BY THE
REMOVAL OF PARTITIONS AND/OR FOR THE INSTALLATION OF NEW DOOR OPENINGS.
9. THE CONTRACTOR SHALL NOT CONSTRUCT, UNLESS OTHERWISE NOTED, INTERIOR CMU PARTITION
WALLS TO FULL HEIGHT UNTIL PIPES, DUCTS, ETC.. ARE IN PLACE.
10. THE CONTRACTOR SHALL PATCH AND REPAIR ALL FLOORS, WALLS CEILINGS, ETC.. DAMAGED OR
EXPOSED DUE TO WORK OR REMOVALS AND FINISH TO MATCH ADJOINING SURFACES.
11. VERTICAL SHAFTS SHALL HAVE A MINIMUM FIRE RATING OF 2-HOURS UNLESS REQUIRED
OTHERWISE BY CODES DUE TO OCCUPANCY ADJACENCIES.
12. THE DISTANCE FROM DOOR JAMBS TO ADJACENT PARTITIONS, BUILT-IN FURNITURE OR OTHER
FURNISHINGS SHALL NOT BE LESS THAN 6" UNLESS OTHERWISE NOTED ON THE DRAWINGS.
13. ELECTRICAL INDICATIONS ON ARCHITECTURAL DRAWINGS ARE FOR LOCATION PURPOSES ONLY.
14. UNLESS OTHERWISE NOTED, INTERIOR BRICK WALLS SHALL BE INSTALLED IN A RUNNING BOND.
15. WHERE MANUFACTURES' NAMES AND PRODUCT NUMBERS ARE INDICATED ON THE DRAWINGS, IT
SHALL BE CONSTRUED TO MEAN THE ESTABLISHING OF QUALITY AND PERFORMANCE STANDARDS
OF SUCH ITEMS. OTHER PRODUCTS MUST BE SUBMITTED TO THE ARCHITECT FOR APPROVAL
BEFORE THEY SHALL BE DEEMED EQUAL.
16. FIRESTOPPING SHALL BE INSTALLED AT PENETRATIONS OF FIRE-RATED CONSTRUCTION AS PER
SPECIFICATIONS. FIRESTOPPING MATERIALS ARE TO BE APPROPRIATE FOR, AND BE PART OF A
LISTED AND LABELED ASSEMBLY IN ACCORDANCE WITH THE BUILDING CODE OR HAVE OTCR OR MEA
APPROVAL.
17. LOCATIONS AND DIMENSIONS OF CONCRETE EQUIPMENT PADS IN THESE DRAWINGS ARE
APPROXIMATE. FINAL LOCATIONS AND SIZES MUST BE COORDINATED WITH THE EQUIPMENT
MANUFACTURER AND ARE SUBJECT TO APPROVAL WITH THE EQUIPMENT SHOP DRAWINGS. THERE
SHALL BE NO ADDITIONAL MONIES PAID FOR INCREASE IN SIZE OF PAD DUE TO DIFFERENCE IN SIZE
OF THE EQUIPMENT CHOSEN BY THE CONTRACTOR FROM THAT OF MODEL NUMBER/SIZE INDICATED
IN CONTRACT DOCUMENTS.
18. DIMENSIONS ON PLANS ARE INDICATED FROM SURFACE TO SURFACE BETWEEN WALLS, PARTITIONS
AND OTHER ITEMS EXCLUSIVE OF FINISHES.
19. SIZE OF MASONRY UNITS AND WOOD MEMBERS ON PLANS, BUILDING ELEVATIONS AND SECTIONS
ARE SHOWN AS NOMINAL SIZE.
20. DRAWINGS ARE NOT TO BE SCALED. USE DIMENSIONS ONLY. DIMENSIONS AND CONDITIONS SHOWN
AND ASSUMED ON THE DRAWINGS MUST BE VERIFIED AT THE SITE BY THE CONTRACTOR BEFORE
ORDERING ANY MATERIAL OR DOING ANY WORK. ANY DISCREPANCIES IN THE DRAWINGS AND
SPECIFICATIONS SHALL BE REPORTED TO THE AUTHORITY. NO CHANGE IN DRAWINGS OR
SPECIFICATIONS IS PERMISSIBLE WITHOUT THE WRITTEN CONSENT OF THE ARCHITECT/ENGINEER.
NO WORK SHALL PROCEED UNTIL SUCH DISCREPANCY HAS BEEN RECTIFIED.
21. WORK ON THESE DRAWINGS SHALL BE CONSIDERED NEW WORK WHETHER STATED OR NOT EXCEPT
WHERE SPECIFICALLY NOTED AS "EXISTING".
22. THE CONTRACTOR SHALL DISCONNECT AND/OR REMOVE ANY EXISTING PLUMBING, ELECTRICAL
FIXTURES, WIRE CONDUITS, OR OTHER WORK WHICH MIGHT INTERFERE WITH THE WORK OF THIS
CONTRACT. AFTER NEW WORK IS COMPLETED, THE DISCONNECTED OR REMOVED ITEMS SHALL BE
REINSTALLED BY THE CONTRACTOR AT THE SAME LOCATION OR AT NEW LOCATION AS DIRECTED.
FURNISH NECESSARY NEW MATERIALS/HARDWARE FOR COMPLETION OF WORK.
23. THE CONTRACTOR SHALL PATCH AND REPAIR DAMAGED OR EXPOSED SURFACES DUE TO
CONTRACT WORK. NEWLY INSTALLED, PATCHED WORK AND AFFECTED AREAS SHALL BE PAINTED.
PAINTING WORK SHALL BE PERFORMED TO COVER THE ENTIRE HORIZONTAL OR VERTICAL SURFACE
TO THE CLOSEST CORNER IN FOUR DIRECTIONS. COLORS TO BE APPROVED BY ARCHITECT PRIOR
TO APPLICATION.
24. THE CONTRACTOR SHALL FURNISH AND INSTALL NEW MATERIALS AT NO ADDITIONAL COST TO THE
AUTHORITY FOR THE FOLLOWING CONDITIONS:
a) EXISTING WORK THAT HAS BEEN REMOVED OR DAMAGED IN ORDER TO PERFORM THE CONTRACT
WORK.
b) TO FURNISH THE WORK OF THIS CONTRACT IN WORKMANLIKE MANNER.
25. THE CONTRACTOR SHALL INCLUDE PREPARATION AND ASSOCIATED SUPPLEMENTARY WORK TO
PROVIDE A COMPLETE AND FINISHED INSTALLATION.
26. PROVIDE GUARDS, RAILS, BARRICADES, FENCES, SIDEWALK SHEDS, CATCH PLATFORMS, DECKING,
NIGHT LIGHTING, ETC., AS REQUIRED BY THE NEW YORK CITY BUILDING CODE, SECTION 1901.5 AND
AS REQUIRED TO PROVIDE ADEQUATE PROTECTION. ALSO, COMPLY WITH SECTION S01900 OF THE
SPECIFICATION.
27. THE CONTRACTOR SHALL MAINTAIN FREE AND UNOBSTRUCTED ACCESS FROM ADJACENT SPACES
INTO THE EXISTING FIRE STAIRS TO OUTSIDE OF THE BUILDING AT ALL TIMES.
28. THE CONTRACTOR SHALL KEEP WORK SITE FREE FROM DEBRIS AND ACCUMULATED REFUSE, AND
SHALL HAVE SOLE RESPONSIBILITY FOR PROTECTING DANGEROUS AREAS FROM ENTRY BY
UNAUTHORIZED PARTIES. SITE SHALL BE LEFT BROOM CLEAN AT THE END OF EACH WORKING DAY.
29. WHERE INDICATED OR REQUIRED TO PERFORM THE WORK, PACK, PROTECT AND RELOCATE BOOKS,
MATERIALS, FURNITURE, CABINETS, ETC. TO DESIGNATED LOCATIONS WITHIN THE BUILDING AND
RETURN ITEMS UPON COMPLETION OF WORK OR WHEN DIRECTED BY THE AUTHORITY.
30. THERE WILL BE NO CHANGE IN USE, EGRESS OR OCCUPANCY BECAUSE OF THE WORK OF THIS
CONTRACT.
31. THE AREA OF WORK WILL NOT BE WITHIN 200' OF ANY MTA STRUCTURE.
32. CONTRACTOR TO PAINT EXPOSED CONDUITS THROUGHOUT WITH COLOR TO MATCH ADJOINING
WALL OR CEILING.
33. CONTRACTOR SHALL BE RESPONSIBLE FOR COORDINATING WORK WITH ALL SUB-CONTRACTORS
AND APPLICABLE TRADES.
34. WORK SHALL BE IN ACCORDANCE WITH MANUFACTURER'S LATEST STANDARD RECOMMENDATIONS.
35. COORDINATE OPENING LOCATIONS AND SIZES WITH MEP DRAWINGS.
36. CONTRACTOR SHALL COORDINATE LOCATION OF EXISTING LIGHT FIXTURES, MEP DUCTWORK,
PIPING, CONDUITS, ETC. WITH NEW WORK.
37. THE CONTRACTOR SHALL PROVIDE RIGID AND SOLID DUST PARTITIONS CLOSING OFF WORK AREA
FROM BALANCE OF OCCUPIED SPACES WITHIN THE EXISTING BUILDING.
38. THE CONTRACTOR SHALL BE RESPONSIBLE FOR ALL MEANS AND METHODS OF CONSTRUCTION AND
PROVIDE SAFEGUARDS TO INSURE SAFETY TO THE PUBLIC FOR THE DURATION OF THE PROJECT.
39. WORK SHOWN OR REFERENCED TO ON ONE DRAWING SHALL BE PROVIDED AS THOUGH SHOWN ON
ALL DRAWINGS. WHENEVER AN ITEM IS SPECIFIED AND/OR SHOWN ON THE DRAWINGS BY DETAIL OR
REFERENCE IT SHALL BE CONSIDERED TYPICAL FOR OTHER ITEMS WHICH ARE OBVIOUSLY
INTENDED TO BE THE SAME, EVEN THOUGH NOT SO DESIGNATED OR SPECIALLY NAMED BUT DO
SERVE THE SAME FUNCTION.
40. IF THE CONTRACTOR DISCOVERS ASBESTOS OR ANY OTHER HAZARDOUS MATERIALS THE
CONTRACTOR SHALL IMMEDIATELY NOTIFY THE AUTHORITY'S REPRESENTATIVE AND SHALL
IMMEDIATELY STOP DISTURBING THE HAZARDOUS MATERIAL.
41. CONTRACTOR SHOULD INCLUDE PER EACH REMOVED DEVICE 5 SF OF PLASTER REPAIR AND 50 SF
OF PAINT TOUCH UP.
42. ADDITIONAL NOTES THAT ARE APPLICABLE TO THIS PROJECT MAY BE FOUND THROUGHOUT THE
CONTRACT DRAWINGS.

1. SUBMIT TO THE SCA FOR REVIEW A SITE SAFETY PLAN(S) PREPARED AND SIGNED BY A NEW YORK
CITY LICENSED SITE SAFETY MANAGER. THE PLAN(S) SHALL BE COMPLETE, REFLECTING THE
ENTIRE SITE AND SHALL SHOW ANY PHASED PROTECTION.
2. THE SITE SAFETY PLAN(S) SHALL INCLUDE, BUT SHALL NOT BE LIMITED TO, NOTES, SIDEWALK

CODE AND THE APPLICABLE SECTIONS OF THE NYC CONSTRUCTION CODE ARE LISTED IN THE
FOLLOWING TABLES:
THE CONTRACTOR MUST NOTIFY THE ARCHITECT OR ENGINEER FOR PROGRESS INSPECTIONS AT
LEAST 72 HOURS BEFORE THE SPECIFIC WORK COMMENCES OR REQUIRES INSPECTION.
THE "AUTHORITY" SHALL BE RESPONSIBLE FOR THE FOLLOWING PROGRESS INSPECTIONS:
ENERGY CODE COMPLIANCE INSPECTIONS BC 110.3.5
1. ALL WORK IS TO CONFORM TO ALL APPLICABLE REQUIREMENTS OF LOCAL GOVERNING CODES,
HEALTH CODE, FIRE DEPARTMENT REGULATIONS, NBFU AND UTILITY CODES, OSHA CODES AND
NEW YORK CITY BUILDING CODE.
2. DURING CONSTRUCTION, TEMPORARY BAFFLES TO SEAL OPENINGS TO PREVENT DUST AND DIRT
FROM FILTERING INTO OCCUPIED AREAS ARE TO BE PROVIDED BY THE CONTRACTOR.
3. ALL DEBRIS REMOVED FROM THE SITE SHALL BE DISPOSED OF IN A LEGAL MANNER. ALL DEBRIS
SHALL BE STORED IN APPROPRIATE CONTAINERS AND THE SITE SHALL BE MAINTAINED IN A
SANITARY AND SAFE CONDITION. REFER TO SPEC SECTIONS 02070 AND S1900 FOR BALANCE OF
INFORMATION.
4. ALL EXISTING ELECTRICAL LINES, ETC. WHICH ARE TO BE REMOVED DURING DEMOLITION MUST BE
VERIFIED BY THE CONTRACTOR AS PER ITS USE, DESIGNATION AND LOCATION (IF NECESSARY).
5. ALL EQUIPMENT TO BE REMOVED AND REINSTALLED. ASSURE IT IS IN WORKING CONDITION AND
SHALL BE REINSTALLED IN SAME WORKING CONDITION. CONTRACTOR TO ADVISE IF OTHER
CONDITION FOUND.
6. THE GENERAL CONTRACTOR IS RESPONSIBLE FOR PROTECTION OF ROOFING AT ALL TIMES
DURING THE WORK OF THIS CONTRACT. THE CONTRACTOR SHALL PROTECT CUT PORTIONS OF
THE ROOF. REMOVE TEMPORARY PROTECTION PRIOR TO INSTALLATION OF BASE SHEETS.
7. CONTRACTOR TO KEEP PHOTOGRAPHIC RECORDS AND DOCUMENT EXISTING CONDITIONS OF
AREAS OF WORK AND IMMEDIATE ADJACENT AREAS AND ANY AREAS AFFECTED BY WORK
CONTRACTOR IS RESPONSIBLE FOR APPLICATION AND PERMIT FOR THE FOLLOWING WORK:
