Two Kent seaside towns are set to outpace the national average in property hotspots, according to the latest report by Property Market-Index.

Margate topped the list, with its neighbour Ramsgate a close second, beating cities such as Liverpool, Bolton, and Aberdeen. The report predicts a 19% and 16% rise in house prices for Margate and Ramsgate, respectively, over the next two years.

Both towns have already seen increases of over 25% in the past three years, fueled by their burgeoning arts and creative scenes, beachside developments, and unique royal harbour status. Additionally, the new Thanet Parkway HS1 station, set to open this summer, will bring train times into London down to less than an hour. With sandy beaches, cafe culture, and half a billion pounds in regeneration investment, it's no wonder buyers are flocking to Ramsgate and Margate.

Both coastal towns have recently both seen widespread coverage with Ramsgate being predicted as the next affordable trendy Kent postcode by The Times, while Margate received international recognition as the setting for Sir Sam Mendes' newest film, 'Empire of Light', and Cliftonville being named one of the 51coolest neighbourhood's in the world by Time Out.
