Connecting the Community

Yes, the Chesterfield Chamber was created to advocate for businesses in town. But it does so much more for the community at large.

hroughout 2016, your Chesterfield Chamber of Commerce celebrated its 40th anniversary. Founded in 1976, even before the city of Chesterfield existed, we felt it was a noteworthy milestone. And yes, 40 years is worth noting. But did you know the idea of a chamber of commerce dates back more than 400 years? The first appearance of that phrase is attributed to an organization in Marseille, France, which was established in 1599 to advocate for the business community. That’s not changed much. We still advocate for businesses—which was an important part of our history. But we do so much more for the Chesterfield community. In fact, community is embedded in our mission: “Helping our community connect, learn and grow.” In the vein of connecting the community, and now that we’ve launched into our next 40 years, we have another milestone to celebrate: This year marks the 30th anniversary of the Chamber’s Summer Concert Series at Faust Park. We’ve booked the bands for the season, starting June 6 with The Bob Kuban Band, the Bubble Bus, cake, food trucks, concessions and fun (look for details on The Big Event in this edition, page 21). We plan 10 free concerts every year and in each of the past five years, we’ve staged nine of them— thanks to Mother Nature. It’s just one of the many community events and programs your Chamber brings, many of which are free of charge or require small fees for non-Chamber members. We couldn’t do it without the business members and sponsorships that our Chamber community provides. We hope that when you choose where to spend your money—for entertainment, dining, retail, groceries, or services—you look at the Chamber members who help support these community programs. While it’s easy to shop online or order by phone, that means the cash registers don’t ring for local merchants and we don’t see the tax revenue in our city. We know online shopping is taking a toll on our business and malls—three of which are located right here in Chesterfield. We need to continue to support and visit them.

The Chamber hosted its 26th annual Business EXPO in March for the third year in a row at Chesterfield Mall. Be on the lookout for fun events to attend at all three—Chesterfield Mall, St. Louis Premium Outlets and Taubman Prestige Outlet Mall. It’s been my pleasure to serve the past five years as executive director for the Chesterfield Chamber of Commerce, in a community where I have deep roots reaching to my childhood and beyond. I loved reading in this edition, for example, about the Chesterfield grain elevator, where my grandfather worked as the manager until his retirement. Watching Chesterfield’s transformation throughout my entire life has been a blessing. It’s where I have chosen to raise my family, where I was raised and where I work, live and play. Our community is lucky to have dedicated Chamber members (approximately 660 business organizations), a great board of directors, a committed team of volunteers and a tireless chamber staff. Please join us at one of the many Chamber events this year, including the summer concerts and our 27th annual golf tournament at Persimmon Woods on April 24. If you’re there, I hope you’ll stop me and introduce yourself.

The chance to serve as the Chesterfield Chamber’s chairman is an honor—particularly when so many great people and businesses are represented.

erhaps it’s not an accident that the Chesterfield Chamber’s new chairman starts each year-long term at the same time the organization names its annual award winners. Each year in January, the Chamber makes time to recognize the people and businesses that have contributed to making the community a better place by their service through our organization. They demonstrate leadership in the community, which is a topic I’ll come back to toward the end of this column. But for now, I’m pleased to have the chance to share a little information about each of these award winners in my debut column for Out & About. Chesterfield Business Person of the Year: Ken Weintraub is recognized for his continued support and progressive growth as a business leader. Ken has supported the Chamber through sponsorship, attendance at events, volunteer time and energy throughout the year. He was instrumental in introducing many people to the Chamber and encouraging them to join if they felt it was a benefit

Business of the Year: St. Luke’s Hospital has shown continued involvement and commitment to the Chesterfield Chamber. Chesterfield Young Professional Award: Dr. Matthew Pennell is a member of the Chesterfield Young Professionals group who works to promote and involve younger members through activities and programs in support of the Chamber. One of these events is our Casino Night each February. As I mentioned, they’re all leaders in our community, and they embody a core principle of the Chesterfield Chamber: To develop business leaders. One of the ways we do that is through the Leadership Chesterfield program, which starts in September of each year with a new class of 20. Participants spend one day a month in workshops and site visits with professionals in the community to learn a different aspect of what makes Chesterfield tick: government, public service, nonprofit work, education and more. Preparing for Tomorrow The jobs some of today’s kindergarten students will have when they graduate probably don’t exist yet. That’s why innovative, engaging educational styles are critical now.

ducators have known for a long time that students find hands-on, experiential activities to be more engaging. I strongly believe learning becomes much more meaningful to all students when we give them opportunities to create and share an end product. Innovative learning, experiential learning, invention learning, real-time or real-life learning— these are all powerful ways for students to acquire meaningful knowledge. Looking Forward-Not Back

A child entering kindergarten this year will graduate in 2029. It’s a fact that industries we can’t even fathom right now will exist by the time our kindergarten students finish college. In Rockwood, we are always challenged to look forward—not in the rearview mirror. If you walk into a Rockwood classroom, you’ll see innovation in action. Students are working on important skills like communication and collaboration. You’ll see students working together

to solve problems, anticipate needs and adapt to changes. Students are learning as they acquire knowledge in subject matter and become tech-savvy. The key is a shift from students gaining knowledge to students discovering how to apply what they have learned. It’s not only about what students know, but what they can do with what they know. Our educators are challenged every day to provide instruction that will help all students find their place in our everchanging world. Preparing for This Responsibility

Raising Grain Years before it became a city, the area we now know as Chesterfield was the site of the region’s first grain elevator—an engine of economic development for that era.

I

n 1919, Chesterfield became the home of the first grain elevator to be constructed in St. Louis County. The Chesterfield Farmers’ Elevator & Supply Company proposed building an elevator and locating it on the north side of Olive Street Road (Old Chesterfield Road). St. Louis County farmers owned and operated the company and many of these farmers lived and worked in the Chesterfield area. For example, Leicester Busch Faust, who served as the planning committee’s president; Adolph Autenrieth, the vice president; and Edward Burkhardt, the secretary; all lived in Chesterfield. They served with John P. Busch, the treasurer, to promote the construction of a grain elevator. They contracted with the Stone Construction

Company to build the elevator of reinforced concrete for $30,000. Construction began in June 1919 and was completed four months later. The elevator measured 32-by-32 feet and 75 feet high with a capacity of 25,000 bushels. Eighty-two stockholders witnessed the opening of the ultra-modern elevator. It was fireproof and contained a wheat cleaner and other mechanical inventions that were expected to add to the quality and price of the wheat. The company also handled oats, barley, flour, millings, bran, meat scrap, tankage, Purina products, fertilizers and barrel salt. These items were stored in several concrete warehouses constructed near the main building. All the buildings were situated between OliveStreet Road and the Rock Island Railway,

making transportation to market fairly easy. However, not all the elevator’s founders were farmers. For instance, Leicester Busch Faust was a student at Washington University in 1919, even though his father, Edward A. Faust, had purchased 80 acres of farmland along Olive Street Road two years earlier. Leicester would eventually come to own and farm all of what is now Faust Park. Although Edward Burkhardt had been raised on a farm, he chose to own and operate a mercantile. He also served as postmaster of the Chesterfield Post Office and was one of the founders of the Farmer’s State Bank of Chesterfield. His businesses were located just west of the elevator along Olive Street Road. On the other hand, Adolph Autenrieth did own a farm in Chesterfield and his son, Herbert, worked for the Farmers’ Elevator & Supply Company from 1922 to 1964. He eventually became the manager. When he retired, his assistant, Frank B. Gerst, succeeded him. Once the elevator was up and running, an official staff of officers and a board of directors were chosen by the stockholders. L. Busch Faust continued to serve as president and Adolph Autenrieth held his position as vice president. William H. Wagenbreth served as secretary and Gottlieb H. Bayer as treasurer. Other members of the board of directors included Gottlieb’s son, Edward J. Bayer, Emil Hoefer, C. D. Boisellier, Henry Schreve and Joseph Bayer. Gottlieb Bayer’s father, Thomas Bayer, arrived in Bonhomme Bottoms (Chesterfield Valley) in 1843, where he farmed and worked as a carpenter and wagon maker. Gottlieb inherited the 90-acre farm to which he added another 90 acres. Gottlieb’s son, Edward J. Bayer, was also a farmer. On October 17, 1910, at the age of 18, Edward won a $100 scholarship at the Corn Show in Clayton. According to historian William L. Thomas, “he

By 1975, farmland was being converted into subdivisions and businesses.” exhibited 10 ears of ‘Boon County White,’ of uniform size and length.” Another Chesterfield resident, Walter Le Pere, won fourth place for his 10 ears of the “Farmers Interest.” Chesterfield’s grain elevator served the area during its agrarian heyday. By 1975, farmland was being converted into subdivisions and businesses. Because the elevator and warehouses were no longer needed, they were torn down. They have now been relegated to a place in Chesterfield’s history.

Create a multimedia public relations strategy that not only increases exposure for your business, but helps you reach your defined target audience and I’ve got five techniques for growing in popularity that should be part of your marketing arsenal. Video, Video and Video Facebook Live, Twitter Live, Instagram and Snapchat. And, oh yes, YouTube. Video is everywhere. Brands and businesses have more opportunity than ever to connect with customers and prospects with strategically produced video. Unfortunately, not every production will work with every audience. Going live on Facebook is certainly different from creating a segment for YouTube. Audiences will also often differ by age, gender and interest. Testing and learning what approaches are most effective will help you determine what channels provide you with the best return on investment. SEO PR Search engine optimization (SEO) is always crucial for those businesses who depend on Google and other search engines for new clients. Highlighting press releases with key search terms is a practice becoming more popular than ever. News releases should be newsworthy and still follow proper formatting. You can place keywords strategically in a news release without losing the intent or flow. If your company uses news releases as a PR vehicle, you can increase your ranking by adding

important search phrases to your document. Clicks and Hits Journalism Bloggers and writers are paid to churn out content on a weekly or daily basis. Some even several times per day. Many are compensated by the number of views they receive. As full-time staffs continue to shrink at newspapers and print publications, writers are under greater pressure than ever to produce solid writing that excites their fans. The Family Business

After more than two decades in real estate, Kristi Monschein decided she needed a partner in the business. She turned to someone who was just a toddler when she got in the game.

he story of Kristi Monschein’s real estate business might be told in the address of her company’s website: motherandson.com. Kristi started the business when her son JT was just 2 1/2 years old. For the mother of two young children, the job was ideal. She could work the hours and put in the time, but with the flexibility to attend soccer games and school concerts, stay home on the sick days and raise her family. There was the mother and the daughter—and the son. “Both of my kids grew up with a mom who always had a phone in her ear,” Kristi said. Skip ahead almost two decades. It’s 1998. Kristi and JT are riding together in a car. She’s now a veteran real estate agent in the community. JT is 21 years old and he’s wondering aloud about his next career move. Kristi suggested her son join her in the business. “I thought that sounded like a bad idea,” JT recalled, laughing. But after thinking it over for a day, the idea grew on him. A day later, he was at the real estate board collecting information about classes. Skip ahead two more decades. Today, the mother and son are a powerhouse real estate team in St. Louis. The Monschein Team

has ranked in the top 10 locally for years. Last year, the firm ranked 55th among all Berkshire Hathaway agents in the country, with nearly $60 million in sales over 140 transactions. And the mother couldn’t be more proud to be in business with the son. “He’s been amazingly respected in this job,” Kristi said. “That doesn’t come overnight.” Starting at the Bottom

Indeed, it didn’t. When JT decided that joining mom wasn’t such a bad idea after all, he expected to jump right into showing houses and closing deals. That’s not how it started. His mother sent him on milk runs, delivering lock boxes and other errands. He did paperwork. “For the first six months, he kept telling me what a stupid job this was,” Kristi said. It was important to Kristi that her son start at the bottom and learn all the parts of the business. She was at the stage in her life where she had built a legacy and wanted to make sure it was in good hands when she decided to walk away. “When I got into this business, I didn’t know north from south, east from west. It’s great to know they’ll be in good hands.” JT acknowledges that the bottom-up strategy was a good one. He said it gave him a full appreciation for the entire job, from the day-to-day operations, to cultivating and keeping clients for life. “She’s always taught me: This is not the job of being a rocket scientist, but of taking care of people and doing what you say you’re going to do,” he said.

At its core, JT said, that’s not what the business is about. “She moved here not knowing anybody,” he said. “It’s really about building and keeping relationships. It’s the personal relationships and the handwritten notes. People like that.” The Monschein Team is built on Kristi and JT, with support from two buyers’ agents, three members of the administrative staff and a marketing professional. “Many times, we’ve asked ourselves if we want to expand,” Kristi said. “But I feel blessed when I answer the phone. If we take the personal side out, you have to wonder: Why do we do what we do?”

Big Changes

Kristi has made that following-through commitment her mission since getting into the business when JT was a toddler and her daughter Karri was a preschooler. Before real estate, she spent time doing office work and later as a phone book proofreader. Then, a friend recommended that she consider real estate as a business. She enrolled in school to learn the profession and was hooked. Four years later, working as a Coldwell Banker agent, she was doing “pretty well” and figured she was onto something. By the time JT was ready to join the business, Kristi was selling between $25 million and $35 million in homes every year on her own. Now, Kristi’s got a full family. JT, 40, is married with four children (three boys and a girl). Karri, 43, lives in Wildwood, manages St. Louis Eye Surgery and Laser Center and has a boy and a girl. Add in her two stepdaughters (“I refer to them as ‘bonus daughter’,” Kristi says) and Kristi has 11 grandchildren. And the mother and the son fully complement each other in the business. Both take the task of customer service very seriously. But having JT on board has helped Kristi stay current with the technology and advances in the everchanging world of real estate. The changes have ranged from advanced customer contact management software to 360-degree photos, droneenabled videos, website upgrades and other tools to generate leads. “We’re really a good balance,” Kristi said. “Every time I have to learn something new, I just hold my 26

Golf Heaven

The latest expansion in a national chain’s golf entertainment empire is coming to Chesterfield— along with 510 new jobs and economic output of more than $260 million over 10 years.

onstruction on Topgolf—a golf entertainment complex—is set to start as early as this summer at the site of the former Hardee’s IcePlex, which was set to close April 1 in Chesterfield Valley. Justin Wyse, Chesterfield’s director of planning and development services, said plans call for a three-story, 66,300-square-foot building on a 14.75-acre tract at 16851 N. Outer 40 Road. The Chesterfield City Council approved the required commercial district legislation for Topgolf in January. Chesterfield had received a rezoning request from Topgolf for about 22 acres total at that address—for land now serving as the IcePlex and also including 7 additional acres to the east. These two areas were combined under one proposed planned commercial district to allow for the development of a building containing an interactive driving range, full-service restaurant, bar, game area and meeting space. The proposed driving range plan is for 102 high-tech hitting bays. Each bay can accommodate up to six golfers at a time hitting balls at 11 targets. The Topgolf complex allows those of all ages

and skill levels to play in climate-controlled hitting bays. Users hit a golf ball containing a personalized microchip into one of the 11 targets ranging from 20 to 240 yards away. Every section of every target has a reader that detects the microchip in the ball and the reader computes the score based on the accuracy and distance of the shot, sending the score to a screen in the person’s bay. The facility will also provide Topgolf U golf lessons, weekly leagues, a Topgolf Tour competition, KidZone parties, social and corporate teambuilding events, and a World Golf Tour (WGT) app. Dallas-based Topgolf has 31 venues in the United States and the U.K., said Morgan Wallace, senior communications specialist for the company. Once demolition takes place on the IcePlex building—likely starting this spring—construction on the new Topgolf venue in the Valley will take eight to 10 months, she said. “Chesterfield is a fast-growing community and has lots of qualities we look for in building a venue, so it made a lot of sense to locate there,” she said. Skating Where the Puck Is

A planned $22.6 million replacement for the Hardee’s IcePlex will include more amenities—and when built, continue to drive economic activity from youth sports in the Chesterfield Valley.

Plans for new ice rinks in Chesterfield Valley will help local youth continue to play hockey and other sports, even after the Hardee’s IcePlex in Chesterfield closes this spring, said Mark Kraus, president of the Chesterfield Hockey Association. The IcePlex has been the CHA’s home ice. The 115,000-square-foot, 2,200-seat Hardee’s IcePlex, with three sheets of ice at 16851 North Outer 40 Road in Chesterfield Valley, was scheduled to close April 1, with that site sold to become a Topgolf entertainment complex set to open next year. The nonprofit CHA was founded in 1995 to develop, promote and organize amateur hockey and serves about 500 youth aged 4 to 18 living in Chesterfield and elsewhere in West County. The CHA also has open district teams that attract kids from all over, with year-round developmental opportunities and a full spectrum of other ice hockey programs—including learn-to-play programs, recreational hockey, and travel and competitive hockey.

Kraus said his organization continually strives to be the best Tier II and Tier III hockey club in the area and prides itself on its ability to develop and advance deserving players to Tier I, junior and collegiate programs. “The closure of the IcePlex will impact hockey and figure skating clubs—including high school groups—with hundreds of players of all ages displaced,” Kraus said, adding more than 750,000 visitors annually have used the IcePlex for hockey tournaments and showcases, high school championships, hockey fantasy and training camps, and more. “That will have a negative impact on local businesses in the Valley such as restaurants, hotels, gas stations and retail stores,” he said. “The solution is to build a new facility in Chesterfield.” In general, ice rink space is hard to come by in the region, Kraus said, with a host of high schools with clubs that now operate through the Mid States Hockey Association, which had used the IcePlex and likely will use the new facility.

7,800-square-foot Chesterfield Sportscomplex. It will sit on 12 acres of vacant land that the association has under contract to purchase at 18385 Chesterfield Airport Road in Chesterfield Valley—“a prime location,” he said. He said the site would have easy access to and from Interstate 64 and is located near hotels, restaurants and stores. Plans call for a competition ice rink, with total viewing for more than 1,000 people, and a practice ice rink with total viewing for more than 250. The new facility is expected to include a spacious lobby area, a second-floor, heated viewing area overlooking both NHL-sized rinks, dedicated team rooms, girls’ and coaches’ locker rooms, meeting and party rooms, offices, a rehabilitation/training center, skate rental for public skating, a pro shop, a restaurant and bar area, and large parking area available and more. And it will all come with Wi-Fi and LiveBarn internet broadcast services. Kraus said the facility would be home to the CHA, high school clubs and other hockey tenants. “We would be able to host hockey tournaments and showcases, figure skating events and practices and even bonspiel events for the sport of curling,” he said. Plus, the center will have alternate uses during the hockey off-season: box lacrosse, broomball, volleyball, Pickleball, roller hockey, conferences, shows, graduations, meetings, and community and charity events. He said the facility will become the new home of the Chesterfield Falcons hockey club. Kraus said plans are for the $22.6 million cost to be funded by $8 million in charitable contributions f @chesterfieldmochamber t @Chesterfield COC


He estimated fundraising will continue for the next five to six months with construction starting as early as October. The new complex could be finished as early as September 2018. “The sports complex is being designed to be a community asset,” Kraus said. “We need the support of the Chesterfield community, the hockey community, and the city of Chesterfield to make this happen.” Photo courtesy of the Chesterfield Hockey

from the CHA; corporate sponsors and others (with opportunities for naming rights and advertising); contributions of goods and services; and $7 million to $8 million in loans and other bank debt service. It also includes a request to use $7 million by extending the term of a Chesterfield Valley Transportation Development District already in place. That would fund roads, new utility infrastructure and public parking, as well as improve the Long Road interchange off I-64. The district’s governing board would have to approve that proposal. Kraus said the project has met 44 percent of its goal for charitable donations—about $3.5 million. “We plan to use zero municipal assistance or funds for the project,” he said. “And our project will be important for the city’s economic development. Many people come in from out of town for our tournaments and other events and get gas and food, shop, and use hotels as well. This would be a boon for the whole area.”

Jenifer Russell has been the ‘chairwoman of fun’ at Friendship Village Chesterfield for 22 years, providing entertainment and excitement for hundreds of residents. Now, she’s been honored with a prestigious lifetime achievement award.

ome would say Jenifer Russell skated to the prestigious lifetime achievement award from VOYCE. Russell, the community life services director at Friendship Village Chesterfield, received the organization’s lifetime achievement award for her 22 years serving residents at the Chesterfield retirement community. VOYCE was founded here in 1979 and honors exceptional work in caregiving and excellence in person-centered care. In dynamic fashion, Russell holds meetings in motion, walking as fast as possible. She often has two cellphones in mid conversation while she hangs decorations or answers staff questions person-to-person. Often, the residents and staff at Friendship Village Chesterfield tell her she needs roller skates. So, after her award, Russell invested in a new pair of roller skates. For years, Russell cultivated a reputation among Friendship Village residents for being the “chairwoman of fun” by spreading cheer, decorating for every event and holiday, and managing a range

of community activities—including wellness/fitness challenges, horseshoe tournaments, kayak races on the Friendship Village lake, talent shows, an annual juried spring flower show and a 1,000-person Grandparents’ Day carnival, along with classes, outings and plays. Russell also develops new programs, such as a special one pairing resident military veterans with local high school students. The students interviewed and photographed the vets, then published their stories in recognition of their service. The interviews evolved into a wall of honor for veterans on the Friendship Village campus. “Jen can multitask like nobody’s business,” said Carmen Worley, Friendship Village community outreach director. “And it’s a good thing, because she does the job of about 13 people.” Worley said Russell nurtures a family of more than 150 resident volunteers, who exhibit purpose and joy in serving the 400-plus residents on the campus. “Jen knows people want to feel useful and have purpose. knows what’s important and she has the distinctive ability to maximize the gifts of each resident and make them realize their value. That’s no small feat.” Born in Clare, Iowa, where her great-grandfather was the town doctor, pharmacist and editor of the Clare Gazette, Russell came to St. Louis for an internship at Barnes-Jewish Hospital. “I fell in love with St. Louis while interning here,” she said. “The excitement of the city and the rich culture attracted me to the area. Warmer temperatures were also an incentive to move.” After her internship and 1992 graduation from Iowa State University with a bachelor’s degree in leisure studies and an emphasis on therapeutic recreation, Russell relocated from Iowa to Maplewood. Much of her family eventually followed, she said. Before her 22-career at Friendship Village Chesterfield, Russell worked full time at a children’s shelter as a therapeutic recreation specialist with kids from 8 to 18 who were at risk of detention or placement in foster care. “Though she be but little, she is fierce,” Worley said. “No one has more energy or drive or compassion or determination than Jenifer.” Every year, VOYCE, formerly the LongTerm Care Ombudsman Program, selects and recognizes individuals nominated by their peers and supervisors who excel in caring for and respecting the rights of residents in long-term care communities. Day to day, the nonprofit organization works to educate and empower long-term care residents and their families. To assure quality living across the long-term care continuum, VOYCE provides free assistance to families and individuals seeking longterm care and advocates for those already in longterm care. Award recipients for 2016 were chosen from more than 300 long-term care communities as well as home care providers, hospice agencies and adult day programs in a 21-county service area. Award recipients represent service in areas such as nursing, certified nursing assistants, social services, certified medical technicians, therapy, activities, housekeeping, food service and volunteers. According to VOYCE, 22,000 individuals reside in long-term care communities in the Greater St. Louis and Northeast Missouri areas. More than 50 percent of these individuals never receive a visitor and have no one to advocate on their behalf, according to Mary Lynn Faunda Donovan, executive director for VOYCE. For more than 35 years, VOYCE has strived for a high quality of life for those living in the long-term care continuum by providing advocacy and support, Donovan said.
