Hello...

As in all industries, there are leaders and followers. If you’re reading this you’ve chosen to work with a leader in the real estate market.

The process of presenting a property and taking a client through the steps that result in a successful transaction is complex.

When handled well and by those with great connections and a deep knowledge of what is required, it shows.

The home and the feeling of home has never been more treasured... it is our Base.

We all need a Base... an anchor... somewhere to call our own. It defines an ownership of a particular space that we can return to when we need to rest and be safe.

These days the home can not only be our refuge but can be our place of work. We now ask more of our home than we ever have.

In this publication, we take pride in presenting the company and its people. In showcasing their services and their successes.

We take equal pride in sharing the details of competent companies who stand ready to assist you in creating your home, a new Base.

Whether you’re buying or selling, relocating or investing, we wish you much success and hope that any part of this most recent experience leads you to your desired space.

Safe travels,

WELCOME TO THE PREMIER ISSUE OF

15 Bridges

Portland is home to 15 bridges that connect the area’s diverse neighborhoods to one another. Twelve cross over the Willamette River, and three span the Columbia River to Southwest Washington.

The Portland area is a cultural, business, and recreational hub. The city’s 15 bridges each have a distinct design, much like the diverse cultures that make up the population here. The St. Johns Bridge, completed in 1931, is the only suspension bridge in the Willamette Valley. The Tilikum Crossing is the city’s newest and is the only one of its kind in the country. Known as the “Bridge of the People,” no cars or trucks are allowed. Only trains, buses, streetcars, cyclists, and pedestrians can cross it.

The 15 bridges make up the visionary infrastructure that literally brings people together. The cultural interaction here naturally produces an upbeat vibe best described by the city’s most popular slogan, “Keep Portland Weird.”

Housing more than 2.5 million people, the Portland metro area is the largest urban area in Oregon. This diverse region integrates the beauty of the surrounding area and the population’s love for the outdoors with excellent schools, an enterprising business district, and abundant cultural and artistic offerings to its inhabitants. There are 94 neighborhoods to experience, each with its own unique character.

From rivers and lakes to beaches and mountains, Portland is minutes from the spectacular Columbia River Gorge region and the breathtaking Oregon Coast. This area has something for everyone, especially the outdoor enthusiast. Whitewater rafting, skiing, and miles of incredible hiking trails make this city a wonderful mix of urban and rural living.

Our Portland Communities

1. ALAMEDA

Located in the heart of northeast Portland, this classic neighborhood is filled with beautiful tree-lined streets, parks, and historic homes and buildings. Many of the homes were built in the early 1900s Craftsman-style, so they boast history along with classic details. Here you will find homes on large lots (many over an acre) with sizeable square footage and multiple bedrooms and bathrooms. Homes in the neighborhood tend to be luxurious, ranging from $500,000 to more than a million dollars. Large lots and locations close to downtown successfully combine a familyfriendly feel with the conveniences of city living.

Alameda borders the vibrant Hollywood District and Beaumont Village, giving residents a multitude of restaurants, cafes, boutiques, art galleries, and culture to choose from. Views of downtown, the Willamette River, and the Cascades, provide a beautiful backdrop to the well-cared for homes, schools, and neighborhood parks. Residents of the area enjoy nearby Wilshire Park, which is more than 14 acres of playground, open forest, grassy stretches, and paths. Fernhill Park and Grant Park are also nearby.

2. ALBERTA ARTS DISTRICT

As the name denotes, the Alberta Arts District is known for its vibrant and diverse arts scene. Along Northeast Alberta Street you will find galleries, murals, boutiques, and a wide range of bars

and restaurants. On the last Thursday of every month, Alberta transforms into a vibrant and iconic street fair featuring food, live music, local vendors, dancing, crafts, shopping, and more. The event was held virtually during the height of the pandemic but has returned to the neighborhood.

The homes in the area range from quaint bungalows to larger Craftsman-style homes, offering traditional living and dining rooms with classic detailing. Beautiful yards, original hardwood floors, finished basements, and updated kitchens are common amenities in the neighborhood. This area embodies the quintessential “Keep Portland Weird” feel the city is known for, along with excellent walkability, a multitude of dining options, parks, and beautiful homes.

3. ALOHA

Located between Beaverton and Hillsboro, Aloha (pronounced “a-LOW-ah”) is an unincorporated community in Washington County. Here you will find many young professionals and families thanks to Intel’s Aloha Campus. The city is also home to several restaurants, coffee shops, parks, a community-centered pub, and a 26-foot-tall fiberglass statue named Harvey the Rabbit. The giant rabbit has been greeting road trippers outside Aloha’s Harvey Marine boat repair shop since the 1960s and continues to attract visitors. The Reserve Vineyards and Golf Club, one of the most prestigious golf courses in the area, is also located here.

4. ALPHABET DISTRICT

Portland’s Alphabet District earned its charming appellation from the alphabetical progression of its east-west streets (for example Davis, Everett, Flanders, Glisan, and Hoyt). It is located in Northwest Portland, close to the Pearl District and downtown. Although an estimate of its actual boundaries is rough, most people consider the Alphabet District to be hemmed in by 17th and 24th streets in one direction and Burnside and Marshall in the other. Some of the city’s best shopping can be found along Northwest 21st and Northwest 23rd, which are lined with numerous boutiques, shops, and independent establishments.

The neighborhood is a mix of large Victorian homes, Craftsman bungalows, brick apartment buildings, condos, and walk-up townhomes. The area also abounds with single-family homes in a variety of styles, perfect for couples or growing families. The Alphabet District is notable for its historic value, which is why prices in the area are higher than average.

A visitor here is likely to see the casually dressed employees of tech startups mingling with yogis on their way to the studio. Many of the city’s boutique massage therapists, healthcare professionals, and natural health establishments can be found here, along with upscale grocery stores, specialty shops, and amazing eateries. Hiking types will appreciate the proximity of Portland’s beloved Forest Park, boasting miles of wilderness and trails.

5. BEAVERTON

A thriving city in the Portland Metro area, Beaverton sits in the scenic Tualatin Valley, surrounded by natural landscapes of woodlands, open-range grasslands, and beautiful waterways. For those who love outdoor recreation, the city has more than 100 parks, 30 miles of hiking trails, and numerous bike paths. Suburban comforts and big-city amenities abound in Beaverton, making it a perfect location for many. Beaverton is Oregon’s sixth-largest city and the secondlargest incorporated city in Washington County.

Like many cities, technology has introduced changes in lifestyle to Beaverton which was once dependent on the forest industry. Today, high-tech companies such as Intel and Nike have become a part of this growing urban area, allowing a strong sense of community and a great entrepreneurial spirit to define the area. With a thriving local economy and easy access to downtown Portland, Beaverton residents enjoy a high quality of life.

6. BETHANY

Named one of the best suburbs in Oregon, Bethany is a small community just 11 miles northwest of Portland. The city is known for its highly rated public schools, beautiful homes, and many parks, including the 42-acre Bethany Lake Park. Sports lovers will also enjoy visiting PCC Rock Creek, a 32-acre multipurpose recreational facility with six tennis courts, four baseball/softball fields, several soccer/football/lacrosse fields, archery range, and an off-leash dog park. The main campuses of Nike and Intel are also located here and attract many young professionals and families to the area.

7. CEDAR HILLS

Named for the cedar forest that grew in the area, Cedar Hills is a community of less than 10,000 people in unincorporated Washington County. The neighborhood is close to good schools, dozens of parks, shopping, and a variety of recreational activities. Cedar Hills Crossing offers residents more than 70 shops and restaurants to choose from. Walkers and bikers will enjoy the 20acre Commonwealth Lake Park that surrounds the man-made Commonwealth Lake. It is also home to the Cedar Hills Recreation Center, which offers group fitness classes, after school programs, and activities for people of all ages.

8. CEDAR MILL

A suburb of Portland, Cedar Mill is a mostly residential community in unincorporated Washington County. Residents enjoy easy access to several shops, restaurants, nature trails, and parks in the area.

The community hosts an annual festival to celebrate the neighborhood’s history with food vendors, cultural and craft booths, fresh cider, live music, and local entertainment. The public schools here are also highly rated, making it a perfect place for young families.

9. CONCORDIA

Named for the former Concordia University, which sits within its boundaries, the Concordia neighborhood is in the city’s Northeast quadrant. Bordered by Vernon, Woodland, Cully, Alameda, Beaumont-Wilshire and more, the area is filled with plenty of shopping, dining, and culture. The neighborhood is also home to one of Portland’s more notable attractions, McMenamins Kennedy School. The historic elementary school has been transformed into a unique hotel with a restaurant, brewery, soaking pool, and movie theater, offering neighborhood residents and visitors alike numerous places to relax and enjoy a pint.

Homes here are lovely and somewhat upscale, like many of the surrounding neighborhoods. Styles and prices vary, ranging from the mid $400,000s for a smaller Craftsman-style home to $600,000 plus for larger lots and more elegant homes. Most are built in the Craftsman-style with beautiful details and classic touches that date back to the early or mid-1900s.

The many city parks nearby contain open green spaces, walking trails, water features, and manicured gardens, all perfect for a date, family outing, or study spot. This neighborhood also contains the smaller Alberta Arts District, a main cultural hub centering on Alberta Street. A popular residential destination for the earthy and the yuppie, the young and the edgy, Alberta embraces one of Portland’s most colorful and interesting cultural scenes.

10. DIVISION-CLINTON

With trendy shops, restaurants, and cafes as far as the eye can see, Division-Clinton sums up what Portland is known for throughout the country. Considered one of the city’s most stylish neighborhoods, southeast Division-Clinton lets you become a part of it all. The neighborhood is packed with incredible restaurants featuring a variety of cuisines.

Most properties for sale in this area have approximately 2,053 square feet, three beds, and two baths. Whether you are here for the culture, the food and drinks, or anything in between, this neighborhood grants the opportunity to soak up all things Portland to anyone lucky enough to wander in.

21

11. DUNTHORPE

Dunthorpe is an affluent neighborhood located just south of Portland, near Lake Oswego. Bordered by the Willamette River, the Dunthorpe community is known for large, elegant homes and wildlife areas. Private mansions, single-family homes, and waterfront properties make up this neighborhood. Portland Renewal:

RENOVATING YOUR HOME IN STUMPTOWN

That old saying that “home is where the heart is” isn’t necessarily just about the sentimentality you harbor for your abode, it can also be expressed in the very design of your home itself.

36 15 BRIDGES | PORTLAND METRO AND SURROUNDING AREAS

Think about it: Your house is a reflection of your inner self. When people come in and see how you’ve set up your castle, it makes an impression and informs guests about who you are on the inside. Most commonly, this can be perceived through accents like furniture choice, décor or the color of the walls. But if you’re ready for a bigger project, then a little bit of renovation can go a long way to projecting your personality in the very design of your home itself.

In Portland, people take such redesigns and augmentations very seriously. You can walk down a single street and see so many colors and different types of structures, it could make your head spin.

And here in Stumptown, there’s a lot of cultural mores that help define those expressions, even through their diversity. Looking into what the local architects are doing can help guide you toward a balanced approach of personal vision and the overall Portland vibe that people will recognize and feel great about.

RENOVATION BASICS

Before making your dreams come true by remodeling your home to reflect your inner self, keep in mind the things you can and cannot do. In Portland, there are a number of activities that will require permits in order to perform them legally. For example, if you want to add or alter overall structures, you’ll have to get permission. There are zoning concerns that can dictate everything from cutting down trees to adding a garage space to your property. Redoing electrical or plumbing systems is another one that will require going through official channels. This doesn’t mean you can’t do these things, just that you’ll have to consult with reputable bonded architects and contractors to make sure your changes are done by the book.

37

But there’s a whole bunch of projects you can do without any sort of municipal permission. Changing your flooring comes to mind, a major expressive feature. Painting inside, of course, is very straightforward as are most basic interior modifications like kitchen redesigns. But you can also change your paint color on the exterior with no permits needed. Most patios and porches can be done, as well as fencing (under six feet high) and retaining walls. Keep in mind what will be easy and what will take more hurdles to jump, and you’ll be off to a good start.

DESIGN NITTY GRITTY

When it comes to style in the City of Roses, there are certain aesthetics and local styles that can be a boon to your remodeling plans as well as reaffirm your own vision. In Portland, perhaps much more so than in other cities, engaging early with a local architect can really shape your thinking on how to blend your own ideas with solidly simpatico Stumptown design. Often they will begin by looking outside. Lighting strategies will be taken into account by a smart architect conscious of how overcast skies can get during the winter months. Features like skylights, windows, and paint color choices in certain rooms can add a luminescent quality that will overpower any gloom that less-prepared builders might miss.

Other environmental concerns can be incorporated into the redesign strategy. Materials used can complement the natural environment. The view outside one’s window can augment interiors to almost bring the exterior world inside and create an aura of comfort, especially in the many wooded neighborhoods

throughout town. Energy efficiency and other environmentally friendly features can come in eye-catching forms, with shrewd designers refusing to sacrifice style for functionality. In a town like Portland, you get extra points for making sure you’re thinking about conservation as you build your dream space.

MAKING IT ALL FUN

When considering all the details for your Portland redesign, it may sometimes feel daunting to balance concerns from costs to the many choices that will influence what your abode ends up looking like. As mentioned before, be prepared. Discuss changes with your family early and take notes. Once you bring them to your architect, be ready to hear their design suggestions, not for limitations, but for new ideas you never would have thought of that will delight you and whoever encounters your home.

And perhaps the best advice you can hear will come from your home itself. You will find Portland-area homes often built for different times. They can be super charming, but also super unprepared for modern appliances or space needs. Our instinct is to always go bigger, but feel out the cues from the current design. Smart contractors will take exacting measurements of everything from window panes to doorways and ceilings. Look at it like a game or treasure hunt where you’re trying to find an invisible treasure the new design will bring out.

INSIDE AND OUT

Most of the time, people think of remodeling as an inside job. Kitchens, bathrooms, living rooms, basements, these are the usual suspects to open up space and create a new style to improve the home and make you love it all the more. But don’t forget that what you see right out your window becomes a part of the inside as well. And since Portland is a great town for gardening, think about landscaping. Altering the yard to include more colorful trees, deeper greenery, and novel garden designs can even influence how you do interior redesign, from arranging furniture to choosing wallpaper.

These ideas can go even deeper if you choose to add features like wood paneling indoors or perhaps bay windows with additional flowerboxes, effectively making the yard and living room one and the same. Approach remodeling your home as a holistic process, something you don’t need to do all at once, but something that can happen organically. You’ll be happier with the results if you do!

It’s Gorges Outside:

Big city thrills are all good and well, and in that department, Portland is no slouch. But after walking among the bricks and concrete, the hustle and bustle, and the endless people watching, the soul can use a little cleansing by way of communing with nature.

One of the wonderful perks that comes with living in the Rose City is its proximity to some of the most beautiful natural areas in the world. The Pacific Northwest is legendary for its majestic great outdoors. Temperate rainforests stretch across hundreds of miles from the West Coast to the Cascade Range, a stunning collection of skyscraping volcanic peaks, and pine-covered waves of mountainous geography.

Blessed with such ecological eminence, this part of the world holds a colony of flora and fauna both lovely and inspiring to explore and seek wonder within. And all of it is tantalizingly close at hand for those situated in Portland. Within a 45-minute drive, the city will evaporate in the rear-view mirror while nature’s majesty rises up to receive the weary with its promise of primordial rejuvenation. You could spend years discovering all of the hidden corners of scenic landscape, hiking trails, navigable waterways, and awesome views. Here’s a quick look at the nearby Mount Hood National Forest and its three most outstanding gems: the Columbia River Gorge and its top draw localities, Hood River, and The Dalles.

PORTLAND’S NEARBY NATURAL WONDER
59

SERIOUSLY, IT’S GORGES!

Welcome to the largest natural scenic area in the continental United States. Carved by its watery namesake, the Columbia River Gorge is 80 miles worth of canyon reaching as deep as 4,000 feet. Keeping sentinel overhead on both banks of the river is a collection of stony cliffs covered in greenery like you won’t believe. The astounding natural architecture creates the perfect conditions for all manner of environments visitors can choose from.

Among the most popularly sought-after sites to seek out are the cascading waterfalls that bejewel several locations. They can range from graceful trickles along moss-covered stone steps to what is perhaps one of the Portland area’s greatest draw here: Multnomah Falls. As Oregon’s tallest waterfall, expect to be awed and humbled by its grandiosity. You can view it perched from above, by crossing the pedestrian bridge right in front of it or chilling out at the nearby lodge.

If you need to be a bit more active, both bikers and hikers can use the escalating landscape for fantastic elevation ups and downs that can offer stunning topside views of the valley below, or shaded sheltered crevices to give one a medieval Lord of the Rings vibe lined with knotty woods and upward reaching vines. Bikers can find themselves cruising along wine country one hour, while low gearing it uphill the next. Hikers can explore a multitude of misty trails ending in fields of wildflowers or boot it riverside to catch some spray.

RIVERLAND REVERIE

And speaking of the river, anybody not afraid of getting a little wet will be quite happy with the Columbia River Gorge’s awesome watersports. If you’re an authentic paddle person, consider exploring the meandering coves by kayak or canoe. The more extreme can get into the kitesurfing scene, but prepare to have those biceps and cores put to the test! Looking for a more serious whitewater rafting adventure? Challenging rapids abound in this part of the world for you to take on. Some of the country’s most popular whitewater excursions are awaiting your fearless navigation skills!

15 BRIDGES | PORTLAND METRO AND SURROUNDING AREAS 60

But, there’s also no need to push yourself too hard to enjoy the natural beauty of the area. Scenic overviews are easy to come by and drive right up to so you can fill your eyes with the wonders to behold. Perhaps the most iconic to seek out is super close to Portland. The Crown Point State Scenic Overview allows you to drive up to the perfect panoramic picture spot in the Columbia River Gorge. A lovely visitor’s center called Vista House built over a hundred years ago will greet you there, offering comfort should you need some amenities atop.

IN THE SHADOW OF THE MOUNTAIN

Hood River gets its name from the looming Mount Hood that is a ubiquitous sight from just about any place in town. The aforementioned kitesurfing and windsurfing is centered around this town. For mountain bike enthusiasts, specially designed routes have made the area something of a mecca for freeriding through some extraordinary canyon routes. Nearby steelhead fishing is popular in the winter, while wine tasting is big all year round. The town itself hosts a historic downtown district, making for a lovely stopover on a day trip or just to hang out in between all your nature-loving action. Expect charming

eateries to satisfy your palate, unique boutiques to scour for some unexpected items, and a little antiquing to boot. Speaking of boots, this is also a great place to load up on outdoor gear in case you forgot any essential stuff for your camping or hiking plans.

THE DALLES

This awesome little town is nestled in an atypically arid microclimate. Unlike most of the surrounding area, it gets very little rain and is almost always sunny! It makes it the perfect place for a little trekking and two-wheeling with a practical guarantee of clear skies.

As for the happenings in town, this is a fun-loving locale with all sorts of cool diversions to choose from. Old landmarks like Victorian homes and a giant, hundredyear-old windmill will make you feel like you’ve stepped into another era. Wineries sport their delicious elixirs in tasting rooms. Local museums exhibit everything from extinct Ice Age megafauna to carefully preserved pioneer wagons. There are even awesome outdoor concert lineups every summer and all of it is under 90 miles away from Portland itself.

The Oregon Coast

Winding your way along Oregon’s Scenic Coast Highway 101, you’ll discover spectacular vistas around every twist and turn. The Oregon Coast is 363 miles of some of the most breathtaking scenery in the world. Quaint seaside villages are nestled between rugged cliffs and blustery lookouts. Bald eagles soar high above the Yaquina Head Lighthouse - one of 11 historic lighthouses along the Oregon Coast. Whales spout and breach as they make their way along the Pacific Coast during their twice-yearly migration, often congregating in Depoe Bay, the self-proclaimed whale-watching capital of Oregon. With dozens of beautiful state parks, there are plenty of places to stop and take in the landscape, camp or hike, explore a tide pool, ride a dune buggy, or simply savor a sunset.

With a bounty of amazing seafood harvested locally, coastal restaurants, cafés, wineries, and breweries celebrate the catch of the day with a delicious array of culinary treats. Dungeness crab, halibut, albacore tuna, Dover sole, and Chinook salmon are just some of the seafood caught in the cold waters off of the Oregon Coast. Located at the northern end of Tillamook Bay, the quaint fishing village of Garibaldi is a fantastic place to watch the commercial fisherman bring in their daily catch or hop aboard the Oregon Coast Scenic Railroad and take in the seaside views from a historic steam locomotive.

Whether you’re kayaking the tranquil waters of the Tillamook Bay, surfing a wave in Newport, gallery hopping in Cannon Beach, or gazing up at the Annual Kite Festival in Lincoln City - the Oregon Coast has something for everyone.

9Popular Birds to Spot

WHEN YOU’RE ON THE OREGON COAST

64 15 BRIDGES | PORTLAND METRO AND SURROUNDING AREAS

From whales and dolphins to seals, sea lions, otters, and scarlet crabs, the rugged and picturesque Oregon Coast is positively brimming with life. Across all 360 miles of the scenic shoreline, there is a complex and interdependent ecosystem that has existed since long before the first human inhabitants appeared thousands of years ago.

Not to be ignored are the many species of birds that inhabit this part of the country. So, if you’re a birdwatcher — either the simple binoculars carrying kind or the sort that hauls birding guides, portable telescopes, and cameras with high-powered telephoto lenses around — you’ll find plenty of winged wonders to look at up and down the Oregon Coast.

COMMON MURE

This is the state’s most abundant nesting seabird. Each spring, more than 700,000 of them gather on the Oregon Coast to breed. Colonies made of tens of thousands of individuals make their homes on rocks and cliff ledges to raise their chicks. Head to the small island of aptly named Colony Rock at Yaquina Head. You can’t help but be astounded at the sheer number of murres; over 50,000 cover every inch of exposed flat rock there is.

TUFTED PUFFIN

If the mure is the most common shore bird, the tufted puffin is certainly the most popular. These colorful “parrots of the sea” attract many tourists and nature lovers to the coast. And it’s no wonder, with their jet-black bodies, bold white “facemasks,” head plumes, and bright orange beaks, they’re one of the most photogenic birds in the Pacific Northwest. Puffins return each year to a few wellknown nesting places such as Haystack Rock at Cannon Beach, Face Rock in Bandon, and Goat Island at Harris Beach State Park.

65

BLACK OYSTERCATCHER

Nesting just above the high tide line, oystercatchers can be seen nosing around the rocky shoreline in search of a meal. They have pink legs, brown bodies, black heads, orange-red bills, and striking yellow eyes ringed with red.

PIGEON GUILLEMOT

Although it may look like a pigeon — hence its name — the pigeon guillemot is more closely related to the puffin family. They’re quite easy to identify because of their bright red legs and feet, black bodies, and white patches on their wings. They make their nests in crevices of rocks and can dive underwater to a depth of almost 150 feet for food. You can find them on the west coast of North America from Alaska to Southern California. If you want to get a better look at these birds in Oregon, try Haystack Rock at Cannon Beach, Yaquina Head Outstanding Natural Area, and Seal Rock State Recreation Site.

BROWN PELICAN

Looking like something flying right out of Jurassic Park, brown pelicans are as entertaining in the air as they are on the ground. Instead of being permanent residents, these large seabirds often spend their summers in Oregon after breeding in Mexico and California. They’re easily identified by their long bills and throat pouches, and a group of pelicans flying in formation overhead is truly a sight to behold. An adult pelican can weigh up to 11 pounds and have a wingspan of more than 6 feet.

CORMORANTS

There are three species of cormorants found on the Oregon Coast — the double-crested cormorant, pelagic cormorant, and Brandt’s cormorant. Although their coloring and size differ slightly, they all have the same distinctive body shape. Cormorants’ plumage isn’t waterproof, which makes it easier for them to dive for fish. After a hearty meal they can often be seen standing on rocks and dock pilings drying their outstretched wings in the sun. Yaquina Head Outstanding Natural Area, Heceta Head State Scenic Viewpoint, Haystack Rock at Cannon Beach, and Coquille Point are all good places to spot cormorants.

15 BRIDGES | PORTLAND METRO AND SURROUNDING AREAS 66

PLOVERS

Among the feathered friends of Oregon’s shores are several species of plovers, including the black-bellied plover, American golden plover, Pacific golden plover, western snowy plover, and semipalmated plover. Each species has its own distinctive coloring and markings, and they can be found in habitats ranging from mudflats to grassy plains to sandy beaches.

SANDPIPERS

If you see a small bird running comically near the ocean surf, chasing receding waves to see if a small meal was left behind and then running away from the next wave as it comes in, you’re enjoying the antics of a sandpiper. Many species of sandpiper live up and down the Oregon Coast; some are permanent residents, while others stop by while migrating to Alaska or Central America.

PHALAROPES

Two species of phalaropes can be found around the Oregon Coast — the red-necked phalarope and the red phalarope (another species, Wilson’s phalarope, is found mainly east of the Cascade Mountains). Both are equally adept at riding rough seas and are sometimes seen 20 miles from shore. The red-necked variety is mainly black and white with, as the name suggests, a red-orange ring around its neck. The red phalarope has a beautiful rustcolored breast with black and white wings and a head with a yellow beak.

When visiting the Oregon Coast, be sure to bring your binoculars and — if birding is a passion more than a pastime — your portable telescope and camera with a long lens. You’ll see lots of beautiful and unique shorebirds, and the pictures you take may well be among your favorite souvenirs from the beautiful state of Oregon.

67

Thar She Blows!

THE BEST WHALE WATCHING LOCATIONS ON THE OREGON COAST

Along with being a veritable cornucopia of natural beauty, the state of Oregon is absolutely bursting with life. Its prairies and forests are home to black bears, coyotes, deer, mountain lions, gray wolves, river otters, and a large variety of both desert birds and shorebirds. The state is also home to a sizeable population of Roosevelt elk, the largest species of elk in North America.

15 BRIDGES | PORTLAND METRO AND SURROUNDING AREAS 68

In this amazing and diverse ecosystem, however, the main attraction isn’t found on the land, but in the sea. Oregon’s rugged and beautiful coast gives way to the blue waters of the Pacific, where the spectacle of migrating gray whales brings thousands to the coast each year to catch a glimpse of these gentle giants. While there are multiple companies that offer whale watching boat tours, they come close enough to shore that it’s possible to see them from land. You just have to know where to go…

NEAHKAHNIE MOUNTAIN VIEWPOINT

Part of Oswald West State Park just north of Manzanita, Neahkahnie Mountain is a 1,680-foot coastal peak that is well known for the panoramic views from the top. You can hike to the summit via the Oregon Coast Trail or by accessing the Short Sand South Trailhead near Highway 101. Whale sightings are a pretty sure thing if you’re there at the right time of year. An added bonus is the great view of Manzanita Beach, and if you’re there in the evening, you’ll be treated to a spectacular Oregon sunset.

CAPE MEARES STATE SCENIC VIEWPOINT

Built in 1889, Cape Meares Lighthouse is a picturesque fixture on Oregon’s coast. It’s located about two hours due west of Portland. At this scenic viewpoint, you’ll be 200 feet above the ocean, giving you a perfect vantage point to see the telltale double-plumed spouts of the whales as they slowly swim by.

DEPOE BAY WHALE WATCHING CENTER

There are scores of scenic spots along Oregon’s 360mile Coast, but this is a dedicated place for watching whales, complete with a knowledgeable staff, heated indoor viewing area and plenty of binoculars. It’s one of the top destinations in the state for whale watching. The helpful staff will fill you with all kinds of fascinating info about whales, and since they are extra good at picking them out, they may spot them even when you don’t. Along with gray whales, humpbacks, and orcas, blue whales have been sighted from this location.

69
Depoe Bay is about 60 miles south of Cape Meares.

ECETA HEAD LIGHTHOUSE STATE SCENIC VIEWPOINT

The Heceta Head Lighthouse is not only the brightest light on the entire Oregon Coast, but it’s also the most photographed lighthouse on the entire U.S. West Coast. The short half-mile hike from the parking lot brings you to the iconic spot, where you can tour the lighthouse and gift shop. The lighthouse sits atop Heceta Head, a dizzying 1,000 feet above the waves below. It goes without saying that this is an ideal spot to see whales out in the water.

CAPE PERPETUA SCENIC AREA

What better place to see whales than from the highest car accessible point on the Oregon Coast? The visitor center is open all year, and helpful staff and exhibits inform about the cultural and natural history of the area. At the highest point, it’s more than 800 feet above sea level, and you can see 70 miles of coastline as well as 37 miles out to sea. A perfect place to spot whales!

Cape Perpetua is about two miles north of Yachats.

15 BRIDGES | PORTLAND METRO AND SURROUNDING AREAS 70
Heceta Head Lighthouse is located about 13 miles north of the city of Florence.

BOILER BAY STATE SCENIC VIEWPOINT

This rugged, basalt-rimmed bay is quintessential Oregon Coast, and it’s a great place to do some whale watching. Just one mile north of Depoe Bay, you’ll get a breathtaking panoramic view and, along with whales, it’s one of the best places on the coast to see ocean going birds, such as shearwaters, albatrosses, grebes, loons, oystercatchers, and pelicans. Incidentally, the bay was named after a ship that ran aground, caught fire and exploded in 1910. It is said that the ship’s boiler, still out there in the bay, is visible at low tide.

CAPE BLANCO LIGHTHOUSE

Built in 1870, the Cape Blanco Lighthouse is the oldest one in the state, and it’s located on the westernmost point in Oregon. Perched atop a 245-foot headland, it promises jaw-dropping

views of the coast and ocean — and it’s a perfect place for whale watching. The surrounding park is home to hiking trails, a historic pioneer house built in the 19th century, a small cemetery, a campground, and a horse camp with riding trails.

Cape Blanco is in southern Oregon about 65 miles from the California state line.

Although it’s possible to see whales any day of the year, the whale watching season in Oregon is concurrent with the mammals’ biannual migrations, which peak in winter (midDecember to mid-January) and spring (late February to May).

As many as 20,000 whales pass the Oregon Coast during these times. Be sure to build some time into your schedule to see these amazing creatures. It’s one of the most memorable experiences you can have in the beautiful state of Oregon!

TURNING YOUR PROPERTY INTO A PROFIT CENTER

The Appeal of

Vacation HomeManagement

Travelers love the experience of opening the door to their carefully chosen vacation “home away from home.” That feeling of arriving at a beautiful, private, well-appointed, and sparkling clean home (often even nicer than your own!) near many things you and your family love to do, is one of the best ways to start your vacation! The gleaming chef’s kitchen will be the site of many memorable dinners and pancake breakfasts, and the spa-like bathrooms will be the perfect place for a long soak in the tub and tackling a few chapters of that book you have been meaning to read. The cozy beds will be a restful retreat where you can truly recharge, and the views from the deck will be the backdrop for memories and photos you and yours will cherish for years to come.

It is also easy to see the appeal for vacation homeowners. You can enjoy your home anytime you like. Should you want to vacation elsewhere or get busy with life and are not able to visit for a bit, your home can provide an impressive return on your investment (and often pay for itself!) by serving as a cherished retreat where families and friends return each year to relax, recharge, and make memories. And, if you partner with a vacation home management company who will take impeccable care of your home and market it effectively to desirable renters, you can focus on enjoying your home, while they focus on your return on investment.

This is where our trusted colleagues at Meredith Lodging come in. They are known industry-wide for owner-focused (they call it Owner-First™) and hassle-free vacation home management. They take excellent care of your home, have a proven track record of profitability and award-winning growth, and invest in locally based teams you can trust to make sure both your home and your guests are well cared for.

Once you know you want to get in the game, you’ll want to hit the ground running on the profit side. The private vacation rental market continues to grow, and vacation homeowners continue to see an impressive return on their investment. The talented team at Meredith Lodging can help you every step of the way. They will focus on making your home successful, so you can focus on enjoying your home. They have shared with us what you can expect, and what you will want to consider as you prepare your home for guests.

IT ALL STARTS WITH PERMITS

Since you are turning your property into a business, you need to get the necessary permits and/or licenses from the start. These will vary by municipality. There are two ways you can go about this: do it yourself or hire a vacation rental manager to assist you. The folks at Meredith Lodging have established relationships with permitting offices in every municipality where their owners have homes. This streamlines the process in most cases and takes the heavy lifting off your plate.

GETTING YOUR PROPERTY GUEST-READY

There are lots of things to consider when readying your vacation home for guests. What items do you feel comfortable leaving in the property for guests to enjoy during their stay? What items do you want to secure safely away, yet have easy access to when you visit? And what items do guests look for when booking that you might consider adding to your home?

The most popular homes have an appealing design aesthetic and are clear of clutter and personal items – guests want to feel as if your home is theirs for the time they are visiting. Since so much of the vacation rental market is repeat customers who scour reviews for feedback, it’s also important that your home be the kind that garners the great reviews that bring guests back again and again.

The team at Meredith Lodging audits and tracks thousands of reviews each year and works with their owners to make sure their homes receive regular accolades. They have put together a helpful list of the amenities guests love and mention the most in reviews. These are the amenities that will have your guests recommending your home to all their friends. Additionally, the team at Meredith Lodging has long-standing relationships with a variety of vendors, meaning they can help you get your home guest-ready at a great price.

• Gorgeous Gathering Spaces with Room for Everyone (Pets, too!). Be sure to have enough comfortable seating for the number of occupants the house allows in all the gathering spaces – including the dining room table, the great room area(s), and any outside tables or seating areas, too. For rooms where TVs are included, Smart TVs are a favorite

among guests, so they can stream their favorite programs. Homes that are pup-friendly and have outdoor extras like a hot tub tend to have revenue increases of 20% or more over homes that do not.

• A Well-Equipped Kitchen. Of course, it is important to have plenty of cups, glasses, plates, bowls, and silverware, and investing in some extras guests love can really improve your home’s profitability. Think about including nice wine glasses, waffle irons, quality cookware and bakeware, a good blender, serving platters or an upgraded coffee maker or espresso machine. All make for memorable meals and great reviews!

• Well-Appointed Bedrooms and Bathrooms. Guests rave about comfortable beds and luxury linens! And those who love the luxury touch of fluffy, spa-like towels and robes, a soaker tub or large shower will make sure to write a great review, too.

• Room to Play! Vacationers love playful extras in a home... from Smart TVs in most rooms to bikes or wagons in the garage to sand toys or sleds to game rooms with fun amenities like ping-pong, pool, and foosball – all these investments will make your home stand out from the rest.

THE PROMOTION (AND PROTECTION!) OF YOUR HOME

Once your home is guest-ready, you will want to think about the promotion and protection of your home. Working with a vacation rental management company like Meredith Lodging assures that your home will be marketed across multiple platforms, making it easier to find and book, including:

15 BRIDGES | PORTLAND METRO AND SURROUNDING AREAS 74

• MeredithLodging.com, where thousands of loyal, repeat, and desirable renters book homes each year.

• Online Travel Agencies. When you list with Meredith Lodging, your home will also be listed on VRBO, Airbnb, Booking. com, Expedia and Google, among others.

• Your home also has the opportunity to be included in Meredith Lodging’s weekly direct email campaigns and on their social media channels, too!

• Meredith Lodging assigns the same Housekeeping & Maintenance care teams to your home – a team you can trust to clean, care for, and inspect your home after each stay.

• Meredith Lodging rental agreements also make sure that guests agree to occupancy limits and how to care for your home. House rules and check-in/check-out procedures will also be posted prominently in your home.

• Meredith Lodging also employs staff 24/7 so that if any issue arises with your guests or your home, it can be taken care of right away.

“PICTURE” YOUR HOME RISING ABOVE THE COMPETITION

When you are ready to list online, your photos and descriptions should be nothing short of outstanding, and companies like Meredith Lodging have talented photographers, home stagers

and interior decorators on staff for this reason. Potential guests will look at the photos before they read anything, and top-notch photos and staging will help your home stand out!

Once your photos have them hooked, you need a great description. Writers at Meredith Lodging craft an appealing picture, highlighting the positive aspects of your home – making sure to mention all the amenities and extras that make your home special. They will also be sure to detail all the nearby attractions and how easy it is to visit them from your home.

PARTNERING FOR SUCCESS WITH MEREDITH LODGING

It is easy to see why many of the most successful vacation homes trust Meredith Lodging to care for and market their homes. When you partner with a strong vacation rental management company from the start, your vacation rental can be a terrific source of passive income, and a relatively worry-free business. True, it takes a little time and effort to get everything set up and running, but once you do, you can sit back, relax, and watch the dollars roll in! FARM, RANCH & VINEYARD

The Farm, Ranch, & Vineyard division at Cascade Hasson Sotheby’s International Realty covers 100,000 square miles across Oregon and SW Washington, and we represent exceptional properties in this region.

We honor the incredibly diverse lifestyles we serve throughout the Pacific Northwest, and our brokers are here to find what speaks to you. Our Farm, Ranch & Vineyard brokers are experts, as they too are ranchers, riders, farmers, and vintners. You will often find our brokers outside the office - cultivating land and relationships

while driving back roads, wrangling horses, hunting, fishing, or walking rows of grapevines. Knowing the ins-and-outs of property values, water rights, and zoning is what separates our brokers from our competitors.

Our seasoned brokers have deep roots in the communities they serve, know the right places, the right tradesmen, and the right ways to help you. We bring integrity, intelligence, experience, and are your ally in helping you reach your real estate objectives.

Giving Back

Our exceptional team of brokers at Cascade Hasson Sotheby’s International Realty have deep roots in our communities. Through our dollars and our time, we support the long- term growth and vitality of the places we live, work, and play.

Throughout the year, our 570 brokers in Oregon and SW Washington give their time by volunteering and helping a variety of local organizations. In addition, many of our brokers

share their talents and do things like teach a Yoga class and donate the proceeds to a local charity or take on a role as a board member for local nonprofits with causes that are close to their hearts.

As a company, we often partner with organizations to make local events possible.

We are pleased to be a part of bringing joy and fun to the communities we love.
